Description of Work Unit

This position exists to service and support automatic door openers, new construction locking hardware, blueprint take-offs, automatic gate openers, as well as assist other journey-level technicians in electronics systems of card access, intrusion, and panic alarms, etc. Additionally, this position exists to provide Supervision of the Facilities Management Lock Shop with locksmith duties using the master key systems on campus for both new construction and existing building maintenance. Position provides second and/or weekend shift support regarding automated entry access systems. This includes repair and maintenance of the university’s automatic door entry systems and hard key lock services. This position provides programming work on Stanley, Norton and gates.

Position Summary

This position oversees 3 Locksmith staff. The work supervisor is responsible for dealing with emergency response on campus, including Main Campus, South Campus, West Campus, East Campus, and outlying areas. The supervisor will oversee support and coordination to deal with after-hours response/emergencies.

This position provides backup for facilities support associated with CDC and FDA validation for the regulated environments on all campuses and is extremely critical to the success of the Biosafety Level III and GMP (Pharmaceutical) operations.

This position is expected to review and provide technical advice regarding construction projects at multiple stages. The expected results should render as high a quality product as possible regarding occupant Safety, Productivity, and Energy usage as the project funding will allow. This requires working closely with project managers, researchers, engineers, architects, and contractors during design, construction, and commissioning and close out procedures to negotiate the best possible outcome.

Minimum Qualifications

Position functions as unit supervisor and develops, implements, and monitors long and short-term work unit business goals consistent with University and Facilities Mission Statements, incorporates maintenance projections, fiscal accountability, individual program plans and the development of training needs assessment into a comprehensive business plan. Conducts annual review evaluations and setting goals for individual employees on an annual basis, reviews goal semi- annually to confirm adherence. Comparable conceptual level. the position helps to define shop programs and provides day-to-day guidance to employees in the delivery of services for programs such as planned maintenance, breakdown and minor repairs, audits and service and construction work (revenue) by determining the priority of each service responsibility on a daily, weekly, monthly, and annual basis. Uses established database programs to assess maintenance backlog and project priorities, as necessary.

Utilizes industry standards such as APPA to benchmark maintenance activities and programs with similar organizations.

Assist subordinates, which includes journey-level employees with fieldwork hindrances impeding the completion of tasks or repairs to the campus automatic door openers, key systems, rekeying, quotes, and projects

Assist in the development and implementation and ongoing commissioning of a comprehensive planned maintenance program for the shops responsibilities utilizing a maintenance management software system to monitor labor and material costs, record equipment inventory and assign various work orders.

Work with customers and clients of Facilities Management in developing processes including specific measurements to provide services that meet their needs. Tasks include audit program, drawing review, outages, test/verification, and commissioning, provides estimates, and establishes controlled maintenance protocol.
